Property in Bulgaria is the fastest rising asset in our country. In the last few years the prices of the property in Bulgaria have gone up with more than 20 % in general. Some real estates have gone up with 45 % per year, specially the properties in Sofia, in the Black Sea coast resorts (like Sunny Beach,Golden Sands, etc) and in the ski and mountain resorts (such as Bansko and Borovets). As a result of the better economic conditions, social political stability in the country in the last 3 years there is a real boom of the prices of property in Bulgaria. Other important factor for the growing property market in Bulgaria is the large tourism potential of the country. There are great natural sights - beautiful mountains, lovely and clean Black Sea coast, preserved rural areas,hundred years of history, etc. Currently Bulgaria is examined as the fastest rising tourist market in Europe. Exactly this thing attract the foreign purchasers of property in Bulgaria. Together with the constantly growing prices, buying property in Bulgaria is one of the best investments that one can make these days.
Today the country is a member of NATO and future member of EU(the membership is scheduled for 2007). Now is the best time to invest in property in Bulgaria.
The political situatioin in Bulgaria is stable. The induction of a currency board in 1997 stabilised the country's economy. Reaching year of 2007, Bulgarian laws are improving and changing in compliance with the law sytem of the countries in the EU. Bulgaria has one of the most liberal foreign investment laws in the balkan region. Foreign investment usually obtain one of the following forms:
- gain a company through privatization;
- establishing a joint venture with existing companies, state-owned or private;
- making a portfolio investment;
- setting up a new venture;
The foreign investors can buy property in Bulgaria directly or through a local company. Only Bulgarian citizens can own land. Non-residents personally can purchase only buildings. Therefore if foreign citizens want to invest in property in Bulgaria, they have to register a Bulgaria based company. As soon as the company is registered any properties / property in Bulgaria can be purchased on the name of the company. There is serious talking that very soon the Bulgarian Constitution(the main law in Bulgaria) will be changed, so all foreigners who wish to purchase property in Bulgaria will be able to do it and the registration of a local company will be not necessary. |
